Check In/Out Time


Check-in Time - To keep costs down so that we can keep the rental rate of our rooms low for you, we employ only one staff to help us with move in at the designated time.  Default check in time is anytime during 4 p.m. to 7 p.m. during regular business days (check-in time must be booked and mutually agreed in advance otherwise we have no staff to expect you or check you in).  Check-in may not be possible prior to 4 p.m., if existing tenant move out on the same day (we need time to prepare the room).  Non-default check-in time including late night check-in is available through special requests on regular business days or on selected weekend hours.  Small fees of $25 - $50 may apply. Please consult us for details if you wish to change the default check in time. Thank you.

Please use our special check-in time booking page to arrange a mutually convenient check-in time with us, and you can also use that page to let us know if there is anything we can help you to buy in advance to place in your room to make your first night stay in town even more enjoyable - we love to pamper you !


Check-out time - anytime during 9 a.m. to 12:00 noon on the last day of the rental term (i.e. 30th if there is only 30 days in a particular month).  Late check out possible at 1 pm at no extra charge.  Late check out possible at 2 pm or 3 pm possible with special extension fees charges.

Since our shared accommodation arrangement is a unique arrangement, we need to constantly review the tenancy situation and impose applicable house rules to help make the place a great place for you and your house-mates.  For your benefits as well as for your house-mates' benefit, as part of the agreement please agree to observe our House Rules and our Terms as posted and as revised on our website www.skytofly.com on a regular basis.   Thank you for your kind attention we look forward to welcoming you!


Steps to reserve:


1.   Deposit - Please follow the following method to send us the required Reservation Deposit. The Reservation Deposit is used to reserve the place for you.  Once we have accepted your Reservation Deposit, your reservation will be confirmed and your room/suite and your rate are guaranteed, regardless of any rate change we may have during the high season or throughout the year. Please kindly note that our availability is subject to changes on a daily or even hourly basis, if you take too long to reply to this proposed booking email, we may no longer have the same availability for you, and we will NOT accept your payment and you will not be charged.    Once we have accepted your Reservation Deposit, your Reservation Deposit will be applied as part of the security deposit or furniture deposit as time of occupancy.  All security deposit / furniture deposit are fully refundable at the end of term if all is in good order.


Payment Methods:

(a) Interac Email Money Transfer (Free, no charge) -   if you have online banking with one of the major Canadian banks � please use this method to send the Reservation Deposit to email address star@intergate.ca   It is very easy to use and a reliable and secured way to transfer funds online, further information can be found on http://www.interac.ca.

(a)   Visa, MasterCard and American Express � You may download a payment form from http://webzoom.freewebs.com/skytofly/new/form_ci070511.pdf.  Fill out the form and fax directly to us, it is a secured way of paying your deposit as your credit card number will not be exposed on the internet.

Supporting Documents:
Please forward the required supporting documents to us at your earliest convenience prior to check-in.

a)       Copy of picture ID (for local resident of Canada) or a copy of the passport bio picture page (for all overseas applicant)

b)       Copy of proof of attendance at school / employment, if applicable

c)       Copy of reference letter from previous landlord, if any.


Please kindly note that Reservation is only confirmed when required deposit is received by us.   If the room that you reserve is longer available, we will not accept any deposit from you.

Reservation Deposit


The Reservation Deposit is used to reserve the place for you.  Once we have accepted your Reservation Deposit, your reservation will be confirmed and your room/suite and rates are guaranteed, regardless of any rate change we may have during the high season and the year.  Please kindly note that our availability is subject to changes on a daily or even hourly basis.  If you take too long to reply to this proposed booking email, we may no longer have the same availability for you, and you will not be charged of any deposit.  If you cancel your reservation once we have confirmed a reservation for you, there will be no refund on the Deposit.

Upon arrival, your Reservation Deposit will be applied as the Security Deposit and/or the Furniture Deposit.   The Security Deposit, Furniture Deposit, and Key(s) Deposit are just deposits to make sure the place, furniture, and keys are kept in good order and all deposits paid will be fully refundable at the end of the term when the room or suite is vacated and all items returned in good order.

Payment Policies


All payments must be paid on time on or before due date with anyone of the following methods:

  1. Post-dated cheques provided in advance;
  2. Bank transfer to designated bank account;
  3. Credit Card
  4. A Non-Sufficient Fund (NSF) charge of $35 will be charged for any returned cheque or cheque that cannot be honored.

Payment must be made on the due date and time is of the essence.  Funds must be readily available on the due date.  All rental payment must be paid in advance for all short term stay under less than or equal to one month. Monthly Rent for all long or medium term stay shall be payable on the first day of each rental period.


Breach or Non-Performance


If at any time the Tenant does not make any payment of rent within one day when it is due and payable; or the Tenant or any other occupant of the Rental Unit breaches or fails to observe or perform any other covenant or obligation in this Agreement, then the Landlord, in addition to any other available remedies, may at its option, evict the tenant(s), change locks, remove all personal belongings and recover possession of the Rental Unit, according to B.C. Residential Tenancy Acts.

No re-entry by the Landlord shall operate as a waiver or satisfaction, in whole or in part, of any right, claim or demand of the Landlord arising out of, or connected with, any breach, non-observance or non-performance of any covenant or obligation on the part of the Tenant. In the event the Landlord exercises its option to re-enter and take possession of the Rental Unit the Tenant shall remain liable under this Agreement for any outstanding rent.


Other Terms of the rental agreement:


1.1   Upon payment of Reservation Deposit all terms herein stated will be incorporated as part of rental agreement.  Tenant/Applicant further agrees to sign further tenancy agreement or move in checklist as necessary at time of occupancy if required by landlord.  Definition: Singular of these words includes the plural.  The information and terms as stated in the Application to Rent submitted by the Tenant and the House Rules by the Landlord as published online under the "File" folder of the yahoo group http://groups.yahoocom/group/deluxebedrooms , or as attached herewith, and as reviewed by the Tenant, shall also form part of this Agreement and the Tenant agrees to review all House Rules and abide by the House Rules as published by the Landlord.  The abovestated Tenant and the Landlord hereby agree to enter into a shared accommodation arrangement subject to all terms herein stated.


1.2   Rental Unit � The Rental Unit is the room as stated in the above booking form in a shared accommodation arrangement.  All rental payment must be paid in advance for all short term stay under two months.  Monthly Rent for all long term stay shall be payable on the lst day of each rental month.  At the end of the abovestated fixed term tenancy, the tenancy ends and the tenant must vacate the Rental Unit and the landlord will repossess the Rental Unit. The Tenant agrees to return all keys and items loaned and vacate the Rental Unit and the house forthwith if there is no further agreement to occupy or rent the Rental Unit. The Tenant acknowledges and accepts all conditions "as is" and will have no expectation save and except as those that are contained in the terms of agreement. The Tenant acknowledges that there is no representation or warranties other than the terms as stated herein.   The Tenant also understands that for the protection and peace of mind of the Tenant, the rate and availability of the shared accommodation is guaranteed under the fixed term rental agreement during the entire fixed term, and therefore at the same time, t he tenant is responsible for all rent during the entire period of the fixed term and cannot terminate the agreement prior to the end date without the written consent of the landlord.  Deposits will be forfeited for damages and the tenant will be liable for all rental loss if the Tenant is in breach of a fixed term rental agreement. .


1.3   A security deposit equivalent to one half of one month's rent or a furniture deposit is required.  All payments must be made on or before due date, otherwise late payment fees may apply. 


1.4   On time rental payment savings and late charges - If you pay your rent on time on the due day of every rental period, we will give you a courtesy discount of $9.  There will also be a late administrative fees of $25 if you are more than 1 days late in paying your rent.  There will be a further default fee of additional $100 if you are 4 or more days late in paying your rent.  All of the aforementioned charges will be automatically deducted from security deposit.  It is your responsibility to contact our office to deliver payments whenever required. 


1.5   Under our shared accommodation we are loaning you free furniture and bed-sheets for free use but please return them in good and clean condition.  Please return room and bed in good and clean condition with bed-sheets cleaned, washed, and set in the same condition as the time of check in so that the room will be ready for next showing. If the bed-sheets are not cleaned and set there will be a small housekeeping charges.  Please kindly note that for personal hygiene reasons we do not provide personal items like face towels, blankets, toothbrushes, etc.  We only loan bed-sheets for our locations please bring along your own blankets and other daily necessities or please feel free to use our check-in time booking page to purchase new items for your use.


1.6   Facilities � heat, hydro, electricity, and laundry included.  No other utilities or facilities (unless otherwise specified in the above) included.  Tenant agrees to insure himself/herself or his or her own properties from whatever damages and maintain adequate insurance for his or her own benefits.  Landlord is not responsible for any risks and damages on site.


1.7   (For Electra building only) No pets or smoking in the Electra building (989 Nelson St.) is allowed.  The tenant hereby acknowledges notice of the relevant bylaws and rules of the building and agrees to familiarize himself or herself with and abide by all such bylaws as posted and as revised on www.thelectra.ca from time to time.  The tenant also understand and agree that if a tenant or occupant of the suite, or a person visiting the tenant or admitted by the tenant for any reason, contravenes a bylaw or rule, the tenant is responsible and may be subject to penalties, including fines, and if the strata corporation incurs costs for remedying a contravention, payment of those costs (This paragraph is applicable to tenants at the downtown-suites Electra location only).


1.8   The tenant will also observe house rules as developed / posted by Landlord from time to time and tenant acknowledges that other than the stove and the microwave, all other benefits, facilities, or furnishings provided by the Landlord in the common areas are subject to change by the Landlord without notice from time to time.


1.9   Keeping your own room cleaned - as our guest you are of course responsible to keep your own room nice and clean.   Keeping Common Areas in your suite Cleaned - Recognizing that this is a shared accommodation arrangement, all guests are also jointly responsible to keep the common areas of the suites cleaned, together with your roommates and soon-to-be new good friends.  From our past four years of experiences this arrangement work wells as 99.9% of our guests are really nice responsible and sensible citizens of shared community who can organize themselves and share responsibilities.  If the common areas are not kept cleaned by joint roommates efforts please note that management reserves the rights to send in cleaners to clean the common areas and guest will be responsible for part of the cleaning charges too.


1.10          There is a limit to the maximum number of occupant per room.  Room rent and utilities charge will be different for additional occupants. No subletting or assigning of rights unless written consent.   No overnight guests for more than five (5) days in any particular month unless written consent from management.  No more than one (1) overnight guest allowed at a time unless written consent from management.


1.11          Shared use of all common areas � tenant acknowledges that the landlord reserves all rights to use or rent the other room in the same suite and all common areas in the suite.  No other representations or warranties other than the terms written herein. Tenant agrees to make reasonable efforts to clean and maintain the place and keep room and all shared areas clean and tidy at all times, including but not limited to the time of return of the room.  Tenant also acknowledges that this is a shared accommodation arrangement and agrees to share the suite with the landlord or any other roommate(s) placed or assigned by the landlord.  The Tenant also acknowledges that the landlord may access and show room or suite from time to time with or without prior notice on a regular basis for rent or possible sale.  Since this is a shared accommodation arrangement the Tenant also acknowledges that the landlord may access or occupy part of the suite at anytime at management sole discretion.   


1.12          Covered parking at carport or garage will be at extra charge.  No pets on property except with written consent.  No smoking inside of any buildings/apartments/suites/houses/rooms.


1.13          The tenant agrees to keep all appliances in good and working condition. All appliances and facilities provided are in good working condition.  If any appliances or facilities fail to work, the tenant will fix and repair the appliances and facilities at his or her expenses (or will be responsible for a portion of any repair expenses in this regard).


1.14          Notwithstanding any terms in this agreement, while we endeavour our best to guarantee the availability of the room, once in a while we may not be able to offer the same room as booked for you due to a variety of reasons beyond or within our control.  Please note that under such situation we would either offer you another room in the same house at the same rate, or we may have to cancel the reservation with at least one month's notice in advance, at our discretion.  Please be assured that we rarely cancel any confirmed bookings but if we do need to, to be fair to you, we will give you sufficient notice (one month's advance notice) in advance, refund all deposits in full to you plus $30.00 as our token of apology for our cancellation.  In any case we will also try our best to find or recommend another rental accommodation arrangement to help you.  Please feel free to contact us if you have any questions in this regard.


1.15          Tenant agrees to use all facilities on site with care and at his or her own risks; the tenant acknowledges and agrees that the landlord will not be responsible for any loss or damages on site or arising from the use of any properties or items or facilities on site or from the site.


1.16          Termination by Landlord.  Notwithstanding any terms, the Tenant acknowledges that the landlord may give 30 days advance notice or pay one month's rent in lieu of notice to terminate this shared accommodation arrangement and agreement without cause or compensation to the tenant, if demolition, redevelopment, renovation, or vacant possession of room/suite is required under any circumstances (order by court, house damages, redevelopment, needs, renovation, order from relevant authorities, sale of house, tenant disputes, or for whatever reasons at landlord's discretion, etc.), or if there is any irresolvable dispute between the Tenant and any other roommate placed in the suite/shared accommodation arrangement.


Deposits return after check out


Deposits cannot be refunded prior to check out.  Anywhere you rent in B.C. by law the landlord is supposed to return the deposit within 14 days.  The reasonable 14 days period is there to give the landlord sufficient time to deal with all check out problems, check over all appliances and condition of the place, and finalize all repairs/clean up bills before the return of the deposit. 

At skytofly.com we try our best to help students and visitors and we generally take much less time to return the deposits.  Deposits generally can be returned within one week of the check out time.  In special circumstances, when the tenants have demonstrated themselves to be excellent tenants and good keeper of the places, have paid all rent/common expenses on time and have been honest about damages/repairs throughout the terms, we generally try to expedite the return of the deposits and try to get the deposits back to the tenants within one or two days. 

If require same day deposit refund, administrative fees of $30 applies.  If you're leaving Canada and depositing a Canadian cheque is not possible, cash refund on the same day is available with $30 administrative fees waived when the tenant provides prove of plane ticket that the tenant is leaving Canada on the check-out day.  Contact management for detail.

At time of check out you will be provided with a form for you to specify how you wish your deposit to return.


Other Services


Cheque NSF charges - $35
Door unlocking services - if you forget your keys in your room and we have to send a staff to help you unlock the door, there will be a small administrative charge of $25.
Lost key - $25 per lost key.
Lost Security Device - $60 per lost device.
Housekeeping charges - no charge if room returned in clean and good condition with bed-sheets cleaned and washed and set. There will be $35 / hour housekeeping charges (minimum 1 hour) if room and bed not returned in same good and clean condition with bed-sheets cleaned and set.
Default check out time - anytime between 9 am to 12 noon ; Late check out fees - 1 pm on the last day of the term ( no charge )
Late check out fees - 2 pm ( $35 )
Late Check out fees - 3 pm ( $50 )


Additional important terms of agreement for Robsonliving.ca
which shall be incorporated as part of this agreement and which shall prevail over all terms:

Included items in room: Queen / full / twin size bed or / and sofa bed, mattress, fitted sheet, pillow and pillow case, writing desk, chair, desk lamp, and curtain.  For shared use: chairs and sofa in living room, refrigerator, gas range, microwave, coffee pot, basic pots and pans, and basic dishware.  For personal hygiene reason and to keep the costs down so as to pass the savings on to our renters, no blankets or no other facilities or home accessories included.  Renter responsible for own personal beddings, blankets, comforter, daily essential items, supplies, and all other living or home accessories.  Facilities on site: wireless internet.  Other facilities not included and selected facilities may be available at optional costs.

While robsonliving.ca provides great comfortable and modern living, robsonliving.ca does not charge hotel price and is not a hotel operation.  Renters are responsible for own housekeeping and are jointly responsible to keep the common areas of the shared suite clean.  Since this is also a shared accommodation arrangement, renters are expected to communicate and work together with their roommates to jointly maintain all common areas and are reminded that no shared suite will be perfectly clean on the day of check-in as other roommates may already be living in the suite and the suite may already be in an everyday used condition.  However all renters can expect all private rooms to be tidy and neat on the day of check-in.  Maid services for room or common area house-keeping may be available at optional costs.


2.1  Renter acknowledges that staying and renting at 819 Nicola Street ("Robson Living") is an unique shared accommodation arrangement and agrees to comply with terms as outlined herein and house rules as posted by the Landlord from time to time..

2.2  Renter acknowledges that Robson Living is still undergoing ongoing minor improvement and renovation and that there may be inconveniences from time to time.

2.3  Renter accepts the living condition, all facilities, furnishings, furniture, and condition on site "as is".  The only furnishings and furniture provided are those listed on the contract and Renter understands that he/she will need to further furnish his/her suite as necessary.  There is no other representation or warranty regarding any other furnishings / services or facilities on site.

2.4  Renter agrees to refrain from damaging walls or any part of the property (i.e. no nail holes on wall).

2.5  Renter understands that he or she will need to safeguard, keep and insure all his personal belongings in his / her room and the Landlord is not responsible for any loss or damages to personal property on site.  Renter also agrees to keep all his belongings in his /her room and keep all common areas tidy, and clean.
